What a plantation shutter actually is.

A shutter is a set of horizontal louvres hung in a stile-and-rail panel, and that panel is hung in a frame fixed to your window reveal. That construction is the whole reason shutters behave differently from every other window furnishing. Nothing rolls, nothing hangs from a cord, nothing rests against the glass. The panel is a piece of joinery that becomes part of the opening, which is why a house with shutters photographs as finished and why they are treated as a fixture rather than something you take with you.

It also means the frame matters as much as the panel. Most of the shutter jobs we are asked to look at again have nothing wrong with the louvres. They have an L-frame where a Z-frame belonged, or a face-fit where the reveal had the depth for a recess, and the result is a shutter that sits proud of the wall and looks applied rather than built in.

Materials, and where each one belongs.

• PVC (poly): An aluminium-reinforced polymer core with a moulded finish. Fully waterproof, wipes clean, will not warp or swell. It owns the wet rooms: bathrooms, ensuites, laundries, kitchens and toilets. It is also the sensible answer through a whole house up at Emerald or Pakenham Upper where the air stays damp for months. Around $280 to $450 per square metre installed. The trade-off is weight, which limits how wide a single panel can run before it needs a mid-rail.
• Basswood and painted timber: Light, stable hardwood with the crispest louvre edge and the widest colour and stain range, including custom colour matching to your trim. The default for living areas, bedrooms, hallways and any front elevation where the look is the point. Around $380 to $650 per square metre installed. Timber spans wider without a mid-rail than PVC does, which matters on large living-room glass.
• Aluminium: Powder-coated extruded louvres for outdoor and weather-exposed openings, alfresco screening, privacy walls and anywhere rain actually lands. Around $500 to $800 per square metre installed. Overkill indoors, essential outdoors.
• Louvre width: 63mm, 89mm and 114mm are the common sizes. Wider louvres mean fewer of them, a cleaner view line and more light when open, and they suit the larger glass in the newer Cardinia and Clyde North estates. Narrower 63mm suits smaller openings and older double-hung windows in central Pakenham and Berwick Village, where a wide louvre looks out of scale.

Where they suit in a local home.

In the Pakenham and Officer estates, the strongest case is the west and north elevations. Those rooms take the full brunt of a 35 degree afternoon, and a shutter lets you angle the louvres to kill the direct sun while keeping the room bright and the outlook open, which no blockout blind can do. In an established Berwick or central Pakenham home, the case is the front rooms: shutters read correctly against period proportions in a way that a roller blind never quite manages, and they cover the out-of-square reveals those homes almost always have.

On acreage at Pakenham Upper and Upper Beaconsfield, and up at Emerald, the driver is usually the damp and the temperature swing rather than the sun. Shutters give you a physical barrier at the glass that does not absorb moisture, and in those homes we lean heavily toward PVC even in living areas where a flat block would take timber.

Control options.

Louvres are operated by a centre tilt rod, an offset rod, or a hidden tilt where the mechanism runs inside the stile and the louvre face is left completely clean. Hidden tilt costs slightly more and is worth it on a front elevation where the shutter is a design element. Panels themselves can be hinged in pairs, bi-folded back against the reveal, hung on a sliding track for a wide opening or a door, or fixed in place for a high window that is never opened. Motorised louvre tilt exists and works well on high raked glass that nobody can reach; for everything else we would spend the money on motorising a blind instead.

Child safety.

Shutters have no cords, no chains and no loops, which puts them outside the mandatory ACCC corded internal blind standard entirely. There is nothing to manage, nothing to tie off and nothing for a child to reach. In nurseries and children's bedrooms that is a genuine advantage over any corded product, and it is one of the reasons we recommend them in family homes across the newer Clyde North and Officer estates.

Price, lead time and what you get.

Expect $280 to $450 per square metre for PVC, $380 to $650 for timber and $500 to $800 for aluminium, all supplied, installed and including GST. Whole-home shutters in a four-bedroom Pakenham or Berwick house sit between $9,000 and $22,000. Lead time is 6 to 10 weeks and occasionally longer on imported timber. That is the honest number for a made-to-order panel and we would rather tell you at quote than apologise in week seven. Installation is a half to a full day for a whole house, and we finish with the trims and silicone lines neat because that is the part you look at every day.

Care, and what the warranty really covers.

Care is genuinely minimal: a dry microfibre or a soft brush along the louvres every few weeks, and a damp wipe with mild detergent on PVC when it needs it. Do not use solvent-based cleaners on painted timber, and do not leave timber louvres closed against a wet reveal through a Pakenham winter, because that is the one way to get paint lifting at the joints.

On warranty, ask any installer the specific questions rather than accepting a headline number of years. Louvre bow and frame warping, paint and finish adhesion, and hardware such as hinges and tilt mechanisms are usually covered on different terms, and outdoor aluminium is almost always covered differently again because of UV exposure. Fair wear, impact damage and finishes that fade because a shutter was installed outdoors in an indoor material are not covered by anyone.
